Matrix provided civil engineering and development plan review services to Lowe Enterprises Colorado for the Canyons South project in Douglas County, Colorado.  The work product included a preliminary construction cost estimate for this 2000-acre, 968-housing unit development.  The Canyons South project also includes one elementary and one middle school, a 440-acre regional park, two local, 10-acre parks, a Par-3 Golf Course, and an 18-Hole Championship Golf Course.


Matrix reviewed the existing development plans for the water supply and treatment and the sanitary sewer utility services, evaluated alternative options with various service organizations, and developed concepts for creation of a new utility district to serve this site.  The transportation layout and design details were reviewed, including evaluation of Douglas County roadway cross-sections, for application on this project.  Matrix also provided a design review of the storm drainage, sanitary sewer, and water distribution pipes and outfalls within the development, connecting to regional outfalls, off-site service providers, and through the golf course development areas.  The storm drainage detention and water quality capture volume are integrated within the golf course, similar to the many golf course projects Matrix staff have designed to date.

The preliminary construction cost estimate, prepared for both Trunk and In-Tract infrastructure, allowed Lowe Enterprises to evaluate and revise the development plans prior to initiating full engineering design.  This allowed Lowe Enterprises to budget for the significant construction elements on this project, and roll these costs into the development Pro-Forma.  

The cost estimating, prepared by engineers from Matrix, utilized our library of construction cost data from across the Front Range, including costs from the Stapleton Redevelopment and Larkridge Regional Mall in the Denver area, from the La Plata Development and Claremont Ranch Subdivisions in Colorado Springs, and from on-call engineering services for the Town of Castle Rock.
