The City of Glendale retained Design Studios West (DSW)—a Matrix company—to prepare a preliminary land development master plan for a 25-acre site within the City of Glendale located along Cherry Creek and adjacent to Colorado Boulevard and south of Virginia Avenue. The development project area lies in the heart of metropolitan Denver and has access and proximity to Cherry Creek Shopping Center, Cherry Creek North, Hill Top, Infinity Park, and several other noted regional destinations.

The city, which owns approximately 35% of the land area, asked DSW to organize a public-private planning process to create a unique and robust entertainment district to the benefit of all property owners with a focus on the site’s prime location, access to Cherry Creek, and myriad of surrounding land uses. Based on this public-private planning process, a request for qualifications was prepared for national urban development and real estate interest to be considered as the master developer for this 25-acre site.
