Creation Equity’s Crossroads 25 project recently received Comprehensive Plan (CP) Amendment and Conceptual Site Plan (CSP) approvals from the City of Thornton, Colorado. Matrix is proud to have provided civil engineering, traffic engineering, and landscape architecture services and led the entitlement effort on behalf of Creation Equity. September 26, 2023, the city council voted 9-0 voted in favor of both planning documents.
The amendment redefines “employment center warehouse” as it pertains to Crossroads 25, includes policies to promote economic vitality, and makes other adjustments to the 2020 Thornton CP. The CSP visualizes Crossroads 25 and affirms that it will be in conformance with the zoning code. Both were formulated by Creation Equity, a real estate development and alternative investment firm.
“Crossroads 25 is an 82-acre site in the City of Thornton, located at 160th Avenue and Washington Street, that when fully developed will provide much-needed light industrial product in the I-25/470 corridor,” said Patrick Chelin, Matrix’s Principal-in-Charge. “We have provided civil engineering and traffic and landscape design on land plans on this parcel since 2007 with different developers (same landowner), and this most recent effort has been active since 2020. We are super-excited to have accomplished our first approval for Creation Equity as this allows us to focus on the first phase of development.
